Why Strata Cleaning Is Different from Standard Commercial Work

Strata window cleaning has its own rhythms, decision-makers and quality standards. The committee or property manager isn't the end-user — the residents are. The committee budgets the job, but it's the residents who notice (and complain about) streaky glass on their balconies. Good strata window cleaning has to satisfy both.

  • Number of units— typical blocks range from 4 units to 20+ units. Per-unit rates decrease as the block size increases.
  • Storeys— single, double or three-storey blocks
  • Scope— exterior only, full interior and exterior, or presentation-grade with full detail and track and sill work
  • Common-area glass— entry foyers, stairwells, internal corridors, balcony glass
  • Frequency— once-off, annual, 6-monthly or quarterly recurring contract

A typical 12-unit two-storey block on an exterior-only annual schedule sits in the $550–$900 range. A 6-unit modern block with full interior and exterior plus presentation-grade detail can run $1,500–$2,500. The quote is fixed before the job starts.

Frequency — What I Recommend for Strata

For most blocks, an annual exterior clean is the recommended baseline. Interior is typically only needed for brand-new builds or presentation-grade pre-sale cleans. For unit blocks under tree cover, near main roads, or in Bayside coastal suburbs, a 6-monthly exterior schedule produces a noticeably better year-round result.

Exterior glass on apartment blocks loads up faster than people expect because residents typically don't clean their own windows the way owner-occupiers of houses do.

For Bayside foreshore blocks where salt air is the dominant factor, quarterly exterior cleans are often worth the investment to protect the glass from long-term salt etching.
