Why does double storey cost more than single storey?

The core difference is equipment and time. Upper floor windows can't be reached with a standard squeegee — they require a water-fed pole system or, where safe, ladder access. Here's what adds to the price:

Water-fed pole system

A professional-grade telescopic pole system with a reverse osmosis pure water unit is a significant equipment investment — it adds real cost compared to a standard residential clean.

More time per upper-storey window

Positioning the pole, agitating each pane properly and rinsing thoroughly takes longer per window than a squeegee clean at ground level.

Interior upper-floor access

Interior cleaning of upper floors requires careful movement through bedrooms and bathrooms — more time and more care than ground-floor rooms.

Window count

Double storey homes typically have more windows than single storey. Price scales with actual window count, not just “double storey” as a flat multiplier.

How the water-fed pole system works — and why it matters for pricing

The water-fed pole system is the reason professional double storey window cleaning is possible at a reasonable price. A professional-grade pole extends to 9 metres — enough for standard two and three storey homes from the ground. It uses reverse osmosis filtered pure water that dries leaving no mineral residue on the glass, no detergent, no spots.

Because the operator stays on the ground, the process is safer for your property. No ladder means no risk of marking render, damaging gutters or disturbing landscaping. Upper storey windows cleaned from the ground also take less time than repositioning a ladder for each pane — which is one of the reasons the price per window is competitive even at height.

The alternative — a ladder to every upper window — is slower, riskier for your property, and not viable on many Melbourne homes where narrow side passages or soft landscaping make ladder placement impractical.

Interior cleaning for double storey homes

Interior cleaning of upper-floor windows is included when you book interior and exterior. The technique is traditional squeegee and scrim, the same as ground floor — the difference is that upper bedrooms and bathrooms require more careful movement and more time per room.

You will need to be home for the interior portion of the clean. We work floor by floor, room by room, and are typically done within the quoted time window.

Add-ons for double storey homes

  • Fly screens — $5 per screen flat rate. A double storey home with 15 screens adds $75 to the job. See fly screen cleaning costs.
  • Glass balustrades — $7 per interior pane. $10 per exterior pane for balcony or pool fencing.
  • Full Detail Clean — +50% on the base rate. Razor blade and steel wool treatment — recommended for first cleans or homes with paint spotting or hard water build-up. See Full Detail Clean pricing.
  • Tracks and sills — window tracks cleaned out. Popular on homes with older timber-framed windows or aluminium sliding doors with heavy dirt accumulation.

How long does double storey window cleaning take?

A standard exterior-only clean on a 3–4 bedroom double storey takes 2 to 3 hours. A full interior and exterior clean runs 3 to 5 hours depending on window count and add-ons. Fly screens add around 30 minutes. A Full Detail Clean treatment adds 45–90 minutes on top.
