The number of panes is the primary driver. A 3-bedroom home might have 12 windows or 30 — the price reflects the actual work involved.
Exterior only vs interior and exterior
Interior cleaning adds time and skill — moving around furniture, protecting floors, cleaning each pane from the inside. Expect to pay around 50% more than exterior-only.
Condition of the glass
Standard cleans cover normal grime. If there's paint spotting, construction residue or heavy hard water build-up, a Full Detail Clean (razor blade and steel wool) is needed at a 50% premium.
Add-ons
Fly screens, tracks and sills, and pool fencing are each priced as flat-rate add-ons. They're not included in the base window price.
